Step 1 : Free rental appraisal
Our valuer will meet you at your property at a time and day to suit. We will establish what is required to get your property into tip top condition for the market and agree a market price. We’ll also make sure that you and your property are fully compliant with all uk lettings legislation. Any queries that you have will be dealt with and you’ll be left with a clear understanding of all your letting and management options.
Step 2 : Marketing & viewings
Your property will be showcased to the market with professional standard photos and detailed floorplans. We will write a detailed set of particulars and match your property to our waiting tenant database. Your property will also be listed on property websites including Gaskells.co.uk and Rightmove.co.uk. All viewings will be conducted by our in house representatives ensuring that we match your property with the most suitable tenant.
Step 3 : Tenant referencing
Our tenants are subject to our own approval and full referencing including identity checks. Guarantors can be used and are subject to the landlords approval. We also take a bond as security which is usually equal to one months rent and this is held with the Governments client money protection scheme.
Step 4 : Fully managed property
Once all tenancy documents have been signed and your inventory is produced, we move the tenant(s) into your property. All utilities are dealt with including the changeover of council tax and we conduct an inspection within the first few weeks of the rental period and then every six months thereafter. Any maintenance issues come our way and we will liaise with you regarding these before any work is carried out. Rent reviews are conducted annually to ensure your tenant is paying the correct rent.
